Important Info for Lochwood Owners and Renters

Owners:

We Need to Hear From You!

If you own a home in Lochwood, there are rules that must be followed and are strictly enforced;


Owners of improved lots may rent the premises to tenants provided; 

1.   The term of the rental is not less than one year

2.   Notice of the rental is provided to the Association together with a copy of the lease identifying the tenants and their contact information using this Rental Registration Form. 

Notice can be sent via email to [email protected] or via USPS to LPOA, Inc. PO Box 212, Nassau, DE 19969.
     

3.   Confirmation of receipt by the tenants of a copy of the Declarations of Restrictions, Covenants and Conditions for Lochwood is provided to the Association by the owner (please include with the info above).

4.   Occupancy is limited to an individual or two or more persons who are related by blood, marriage or domestic partnership and who are living together and occupying a single housekeeping unit with single culinary facilities or a group of not more than four persons living together by joint arrangement and occupying a single housekeeping unit with single culinary facilities.

Finally, ensure that tenants, visiting relatives and friends adhere to all rules and regulations. When you are leasing your home, you’re liable for maintaining the condition of the home and for the behavior of those who live in it. Make sure to screen tenants thoroughly, and familiarize them with the communitys rules.

If you rent a home in Lochwood, you’re a part of our community, and we welcome you. We’d like to meet you at our community events, meetings, and social gatherings.


Sometimes we can’t reach you to announce an event or meeting, especially if you’re leasing from an out-of-state owner or a corporation. We recommend that you register on this site for an account.  That way you will receive newsletters, alerts and can keep up with what is going on in Lochwood.  


In case your landlord hasn’t passed along this information, here are a few tips to make living in our community enjoyable and stress free:

*   All residents—owners and renters—must comply with association rules and regulations. They’re reasonable rules to protect property values, preserve the nature of our community, and make more life enjoyable for everyone. If you need a copy of our rules, please contact us at mailto:[email protected] or register on our website for an account.  The association has the legal authority to enforce all rules, which we do—equitably and consistently. We don’t like to take action against those who may not have received this important information, but it’s our obligation to do so.


*   Renters are entitled to all the privileges of association membership except voting. We can’t extend those privileges to you if we don’t know who you are. Contact us at mailto:[email protected] and let us know how to reach you. Better yet, register for an account on this site, which gives you the advantage of knowing what’s going on in the community.


*   You don’t have to own your home to be interested in our community. If you’d like to volunteer for a committee or other type of service to the association, we can’t wait to meet you. Responsible, service-minded residents are the backbone of our association regardless of their ownership status.


*   If your lease is about up, and you’re moving away, we’re sorry to see you go; but, please notify us.
